Most of the risk a general contractor carries on a drywall scope is not the drywall. It is the sub who bids three jobs and staffs one, the framing that comes back out of plumb, and the Level 5 that gets rejected under raking light two days before the walkthrough. New Line Drywall Inc. exists on the other side of that: we self-perform metal stud framing, hanging, taping, texture and finish with our own crew, so the layout and the finish answer to the same people.

    Office buildouts, retail, restaurants and TI scopes. Framing, drywall, taping and finish under one subcontractor, sequenced around the other trades and around your inspection dates.

    Light-gauge steel: interior partitions, demising walls, fire-rated assemblies, shafts, soffits, bulkheads and suspended ceilings. Laid out to the drawings, with the blocking and backing your other trades will ask for later.

    Level 5 & Flat Wall

    When the drawing says Level 5, it usually means the lighting design will test it. We finish to the level you specified and inspect it under raking light before we call it done.

    License, Bond & Insurance

    New Line Drywall Inc. holds California State License Board license #1051640 and is licensed, bonded and insured. You can verify the license, its classification and its standing directly with the CSLB at cslb.ca.gov.

    Certificates of insurance, additional insured endorsements and W-9 are available on request — ask for them with the bid and they come back in the same email, not three follow-ups later.

    Where We Take Work

    From our shop in Castro Valley we cover the entire San Francisco Bay Area. If your project is outside these areas, ask anyway — for the right scope we travel.
